Here are some of the items that will be discussed at tonight’s
meeting.
TEWINKLE PARK MASTER PLAN
The final master plan includes recommendations for redesign of the
existing baseball/softball complex to a four-field softball-only
facility; new tennis, volleyball and basketball courts; a
20,000-square-foot permanent skate facility; a 10,000-square-foot
community center; lake renovation; and proposed pedestrian
bridge/median improvements on Junipero Drive. Landscaping and minor
construction are also included.
WHAT TO EXPECT
Staff recommends approval because the planning process included a
significant community involvement, which they say is integral to
building consensus. Staff believes the consultant has produced a
well-written plan to guide recreational programs and facilities at
TeWinkle Park for the next five years. Features such as the
skateboard park and softball complex would go through the standard
public review process before they are adopted.
“I think it’s well thought out and it is just what it says it is
-- a master plan,” Chairman Bruce Garlich said. “It got a lot of
community input and I support it.”
PLANNING APPLICATION
Ken Kurose Architect, agent for Wilson Villas, is applying to
convert an existing 16-unit apartment project to condominiums at 726
W. Wilson St.
WHAT TO EXPECT
Staff recommends approval since it will result in a general
upgrading of the property, as well as provide additional
homeownership opportunities.
“They’re going to agree to upgrade all of the appliances and
things to make the property more desirable, so I think it’s a good
project,” Garlich said.
PLANNING APPLICATION
Bill Barton, agent for Mike Malley, has applied for a permit to
allow outdoor automobile sales/rental and display, with an exception
from front landscape setback requirements at 2665 Harbor Blvd.
WHAT TO EXPECT
Staff recommends denying the application because it believes the
project is not consistent or compatible with the type of development
that has occurred and may occur in the future along this portion of
Harbor Boulevard. Staff prefers the previously approved version of
this project, which included a 9,600-square-foot building with a
showroom, automobile display structure and service building. Since
construction never started on this incarnation, the permit expired in
2002.
“I’ve asked to see some pictures of what it is they’re trying to
put in there, in terms of their office facility, to get a better idea
of what it will look like,” Garlich said. “The applicant has also
indicated that he wants to upgrade the property.”
DESIGN REVIEW/TENTATIVE TRACT MAP
Nick Zamvakellis/PITA Trust proposed to demolish an existing
five-unit residential project and to construct nine new two-story,
single-family homes at 2553-2559 Santa Ana Ave. The hearing was
continued from the March 24 meeting to renotify the public with the
correct project address.
WHAT TO EXPECT
Staff recommends approval since it will provide additional
homeownership opportunities.
“It’s very similar to one we just approved at the property right
next door,” Garlich said. “The applicant has agreed to make some
changes in the elevation that is visible from the street to make it
more attractive. It looks pretty good to me.”
