The Planning Commission will decide tonight whether to allow a

Westside property owner to divide his existing lot and build two new

homes.

Daniel Kruse owns a large property -- measuring 141 feet by 107.5 feet

-- in the 800 block of Governor Street. A staff report noted that average

lots in the neighborhood are only half that size.

A single-story home and two storage sheds are now on the lot, but

Kruse wants to demolish them, divide the property and build two

single-family residences. If divided, one parcel would have 6,450 square

feet and the other 8,708 square feet. The minimum requirement for

residential lots is 6,000 square feet.

If the division is approved, any development of the project would

still have to conform with city standards and undergo a design review, if

necessary.

WHAT TO EXPECT

Planning staff has recommended the division be approved.

COMMUNITY OBJECTIVES

The Development Services Department will give a progress report

tonight on the community objectives the Planning Commission has chosen to

pursue.

Energy conservation and a change in the future format of meetings are

among the items that will be reported on.

Planning commissioners and residents will be updated on the progress

of previously stated community goals.
