Above-asking deals highlight Silver Lake’s top home sales of 2017

A neighborhood popularized by its easy access to public transportation in the early 1900s, Silver Lake has found new ways to court residents over the years.

Plenty of chic midcentury homes designed by the greats — John Lautner, Richard Neutra, etc. — dot the neighborhood’s hilly landscape, but a Sunday stroll through Silver Lake offers many other types of homes that please the eye.

Silver Lake’s year in real estate included more than 180 single-family home sales of $1 million or more, besting the 2016 total by roughly 50 sales. There were 16 sales of $2 million or more in 2017, up from 11 sales the previous year.

$2.5 million – Landa Street

A Colonial Revival-style home that sold in September takes the cake for the most expensive home sale in Silver Lake this year.

Formerly owned by noted artist and illustrator Pauline Annon, the 1930s home catches the eye from the street with its classic red-brick façade and white trim around the front door.

Contemporary updates fill the 3,280 square feet of living space, which has three bedrooms and 3.5 bathrooms. Amenities include a formal dining room, remodeled kitchen, wine cellar and screening room.

Balconies, including one attached to the master suite, feature mountain views.

Tracy Do of Compass was the listing agent. Neha Jespersen of Podley Properties represented the buyer.

$2.405 million – Balmer Drive

Designed by noted architect William P. Kesling, this Mediterranean villa sold in October to television writer and comic Jessi Klein and her husband, TBS and TNT executive Michael Engleman.

The 1929-built house hit the market in September for $2.249 million and was pending sale in under two weeks, records show.

A front courtyard featuring arched doorways and a fountain sets the mood. Inside, high ceilings hang over spacious living spaces. Hardwood floors line 2,709 square feet of interiors.

In the master suite, one of four bedrooms, French doors lead out to a private balcony.

Noelle Hettlinger of Compass held the listing. Jeffrey Young of Sotheby’s International Realty represented the buyer.

$2.4 million – Hidalgo Avenue

This three-level contemporary home, built in 2014, takes full advantage of the views with roughly 2,000 square feet of balconies. It sold in February to filmmaker Peter Segal, whose director credits include “Tommy Boy†(1995) and “Grudge Match†(2013).

The open-plan living space is anchored by a 14-foot concrete island in the kitchen. On the other end of the room, large windows and sliding glass doors serve to brighten the floor plan.

Other amenities include a family room with a wet bar, an elevator and a spacious master suite. A pool and spa sit out back.

$2.35 million – Moreno Drive

Listed and sold in August, this four-bedroom Traditional-style house went for $200,000 above asking price, according to public records.

The nearly 3,000-square-foot floor plan includes a living room, dining room with a fireplace and a spacious center-island kitchen outfitted with custom cabinets and polished marble countertops.

Sliding glass doors open to a patio that spans the back side of the home.

$2.275 million – Lemoyne Street

Nestled into a hillside, this split-level modernist home looks like an architect’s playground.

Designed by Rachel Allen, the boxy residence hit the market in May for $1.895 million and sold the next month for $380,000 above asking.

The 1,769 square feet of interior features walls of glass, clerestory windows and skylights that brighten the living spaces. Custom built-ins fill numerous walls. Powder blue cabinetry in the kitchen contrasts the hardwood floor and stairs that sit adjacent.

Three bedrooms, two bathrooms and an office complete the interior. Out back, tree-shaded pathways lead to multiple sitting areas, gardens and fruit trees.
