Westlake North Sells Office Building
Miller Bros. Acquisitions of Calabasas purchased a 137,762-square-foot office building at 30700 Russell Ranch Road in Westlake Village for $27.2 million from Los Angeles-based Westlake North Associates, a partnership of Investment Development Services and Kennedy Associates. Kevin Shannon, Jim Lindvall and Tom Festa of Grubb & Ellis represented the buyer and the seller.
Torrance Center North LLC of West Los Angeles acquired the 41,918-square-foot Torrance Center North office complex at 21041, 21061 and 21080 S. Western Ave. for $16.9 million from Southwest Value Partners/Starwood. The buyer and seller were represented by Kevin Shannon of Grubb & Ellis and Philip Mattice and Steve Cramer of Colliers Seeley International.
Harbor Business Center LLC of Palos Verdes bought the 118,762-square-foot Harbor Business Center at 19700-19750 S. Vermont Ave. in Los Angeles for $11.8 million from Pacifica Capital Group. Kevin Shannon of Grubb & Ellis represented the buyer and the seller.
Baxter Healthcare signed a 10-year, $5.5-million lease for 60,000 square feet of industrial space at 1455 Lawrence Drive in Conejo Spectrum Business Park in Thousand Oaks. John DeGrinis, John Sabourin and Mark Spellman of Colliers Seeley International represented the landlord, Investment Development Services. The tenant was represented by independent broker Mark Leonard.
Symbol Technologies Inc., a New York-based bar-code technology company, signed a seven-year, $5.4-million lease for a 42,090-square-foot flex-tech building at 25541 Commercentre Drive in Lake Forest. Doug Mathews and Gary Allen of Grubb & Ellis represented the landlord, Birtcher Real Estate Group of Laguna Niguel. Scott Granger of Julien J. Studley Inc. represented the tenant.
W.L.A., a Newport Beach-based investment company, acquired an 81,118-square-foot business park at 11823 E. Slauson Ave. in Santa Fe Springs from Voit Cal Partners for $5 million. Alan Pekarcik and Tyson Theel of Voit Commercial Brokerage represented the buyer. The seller was represented by Louis Tomaselli and Mitch Zehner, also of Voit.
Foxconn signed a 4.5-year, $4-million sublease for 172,800 square feet of industrial space at 486 Lambert Road in Fullerton. Shan Lee of Daum Commercial Real Estate represented the tenant and the sub-landlord, Concord Disc Manufacturing.
Food distributor Sysco signed a five-year, $3.9-million lease for 97,794 square feet of warehouse and distribution space at 5305 Rivergrade Road in Irwindale, where it will relocate from Commerce. The landlord, Wohl Property Group, was represented by David Norrie, Art Rasmussen, Darla Longo and Barbara Emmons of CB Richard Ellis. The tenant was represented by Norrie.
Joe Kunz Co. of Fountain Valley signed a 10-year, $3.8-million lease for a 49,573-square-foot industrial building under construction at 1038 East 4th St. in Santa Ana. Jeff Chiate and Rick Ellison of Cushman & Wakefield represented the landlord, San Dimas based-WF Properties. The tenant was represented by Andy Friedman of Industrial Properties.
Abbey Co. of Garden Grove purchased a 29,987-square-foot office building at 1337 Braden Court in Orange for $3.4 million from BHH Properties of Orange. Jeff Read and Kevin Shannon of Grubb & Ellis represented the buyer and the seller.
Computer Education Institute signed a seven-year, $3.2-million lease for 25,000 square feet of office space at 25361 and 26381 Commercentre Drive within Pacific Corporate Park in Santa Clarita. Scott Garmon and Mark McAdams of Cushman & Wakefield represented the landlord, Davis Partners. The tenant was represented by Ali Asgari of Century 21.
