* BF Roddco, the Hawthorne-based owner and operator of the Payless Foods supermarket chain, purchased the 51,628-square-foot California Plaza retail center at 2201-2301 W. Rosecrans Ave. in Gardena for $4.3 million from Los Angeles-based Haeri. Mark Hong of Grubb & Ellis represented the buyer and the seller.
* California National Bank signed a 10-year, $4-million lease for 20,000 square feet of office space at Figueroa Courtyard, 221 N. Figueroa St. in downtown Los Angeles. Figueroa Courtyard was represented by David Lachoff and Chris Runyen of Grubb & Ellis. The bank, which is relocating its corporate headquarters from Beverly Hills, represented itself.
* HA Cahuenga, a joint venture between Adler Realty Advisors Inc. and Los Angeles-based Hanover Financial Co., acquired a three-story, 35,300-square-foot office building at 3151 Cahuenga Blvd. in Universal City for about $3.8 million. The seller was represented by Brian Hennessey of Grubb & Ellis and Lynwood Fields of Madison Partners. The buyers represented themselves.
* Bill Kalmikov of Huntington Beach purchased the 61-unit Magnolia Villas apartment complex at 3750 Meyers St. in Riverside for $2.95 million from Allen Properties of Laguna Hills. John Kalmikov of Grubb & Ellis represented the buyer. Allen Properties represented itself.
* Universal Reprographics Inc., a printing and graphics company, sold its 33,475-square-foot headquarters building at 2706 Wilshire Blvd. to Dr. Ronald E. Ricker for $2.1 million. Both parties were represented by Ken McCleod, Tom Lagos and Baron Jones of Grubb & Ellis. Universal Reprographics will remain as a tenant in the building and continue to operate its six other facilities throughout Los Angeles and Ventura counties.
* Anaheim/Knott Partners acquired a property at 130-134 S. Knott Ave. in Anaheim for $1.8 million from Pacific Bell and plans to redevelop the site as a self-storage facility. The buyer was represented by Gregory Ozimec of Voit Commercial Brokerage. The seller was represented by Chip Wright and Carlos Diaz of CB Richard Ellis.
* Suad Cano/Berbere Imports acquired a 17,800-square-foot industrial building at 3049 S. La Cienega Blvd. in Culver City for $1.7 million from the Paul and Edith Fleiner Trust, according to Michael Polk of Polk Properties, who represented the buyer. The seller was represented by Barry Schoenbrun of Pacific West Properties.
* Online insurance company EPolicy.com signed a five-year, $1.3-million lease for 13,753 square feet of office space for its new corporate headquarters in Pacific Gateway II at 19191 S. Vermont Ave., Torrance. Bill Maher, Chris Sinfield and Rammy Rasmussen of Grubb & Ellis represented the landlord, Los Angeles-based Arden Realty. Bill Maher of Grubb & Ellis and Andy Center of Prudential represented the tenant.
