February Home Sales, Prices Top ‘98’s Numbers

Sales of single-family homes in west Ventura County in February rose 12.8% over a year earlier, according to the Ventura County Coastal Assn. of Realtors.

There were 185 houses sold last month, compared with 164 in February 1998. Figures represent homes sold in Ventura, Oxnard, Camarillo, Santa Paula, Port Hueneme, Fillmore and parts of Ojai.

Condominium sales also increased, jumping to 59 compared with 46 a year earlier.

The price of single-family homes and condominiums also continued to rise, the association reported. The median price of a house sold last month was $203,000, compared to $191,500 during the same period last year, a 6% increase. Condominium sale prices climbed 18%, with the median price going to $145,000 from $122,900 in February 1998.

The median price is the point at which half the residences sold for more and half for less.

The average marketing time to sell a house was 83 days, compared with 75 in February 1998. Condominiums, however, sold more quickly than a year earlier, an average of 63 days compared with 78.
