Sites Zones for Horses
Orchard Downs opens today with 21 5-acre parcels zoned for horses and orchards in the extreme western end of the Ventura County city of Moorpark.
Parcels are priced from $325,000 to $450,000 and have graded flat home sites ranging from 17,000 to 70,000 square feet, according to developer Wayne Colmer of Colmer Development Co., Calabasas. Orchard Downs is on a 111-acre parcel on the east side of Grimes Canyon Road north of Los Angeles Avenue.
“The demand for custom homes in rural settings close to the Los Angeles area has steadily increased, thanks to people who want to change their lifestyles without changing their jobs,†Colmer said.
Most of the sites in Orchard Downs have 360-degree views of Las Posas Hills and the Santa Rosa Valley. Paved streets and utilities are provided to each building pad, he said.
The rolling hills of Orchard Downs are surrounded by orange, lemon and avocado groves. The sales office is open from 10 a.m. to 5 p.m. daily on Grimes Canyon Road, about 3 miles north of Los Angeles Avenue, and 6 miles west of the Moorpark (23) Freeway.
