Warner Center’s ‘Downtown’ Look : Third of Five Plaza Towers Completed, Another Topped

The Voit Cos., developers of 1.9 million square feet of office space in Warner Center, last week completed one building and topped out another in what is becoming the “downtown of the (San Fernando) Valley.â€

The completed building is the $37-million, 215,000-square-foot, 12-story 21550 Oxnard Street, while the topped-out one is 21700 Oxnard Street, an $80-million, 21-story tower with 455,000 square feet, according to William W. Lassetter, Voit’s vice president/director of marketing.

Both structures are in Warner Center Plaza, which, when completed in 1991, will have about 1.8 million square feet in five office towers, plus the 475-room Warner Center Marriott Hotel.

“Warner Center Plaza is the anchor project for the 1,100-acre Warner Center mixed-use urban center that is fast becoming the downtown of the Valley,†Lassetter said.

The 21550 Oxnard Street building is the third high-rise tower to be completed in the plaza by the Voit Cos. It is adjacent to the 20-story, 21600 Oxnard Street building and connected to it and a 1,300-space parking structure by an overhead walkway.

Upon its completion in June, 1989, 21700 Oxnard Street will be the largest office building in the west San Fernando Valley, Lassetter said.

The architect for the two buildings is Ware & Malcomb Architects, Irvine. The contractor is HCB Contractors, Los Angeles, and Fong & Associates, Newport Beach, is the landscape architect. Coldwell Banker is the leasing agent.

Copley Real Estate Advisors, Boston, shares an equity position in Warner Center Plaza.

Founded in 1972, Voit has developed more than 5.2 million square feet of commercial, office and retail space in California, Arizona and Nevada.
