Local News in Brief : Building Permit Reissued
A developer combined two South Redondo Beach condominium projects to lower their density, and as a result the City Council Tuesday reinstated the conditional use permits it revoked two weeks ago.
The council voted 4-0 to give the Barclay Construction Co. permission to build 11 units on two abutting lots on South Broadway and South Catalina avenues. Previously, the developer planned to build 12 units.
Barclay’s two condominium conditional use permits, as well as four permits for other developers’ projects in South Redondo--including one that was half built--were revoked earlier this month on the advice of City Atty. Gordon Phillips.
Phillips recommended the revocations because the projects would have permitted more than the 23 units per acre allowed in the medium residential zone under the local coastal plan, which is part of the city’s General Plan.
Phillips said in an interview this week that of the 29 projects approved since 1982, 15--including these six that were later denied--were given permission to build over the allowable density.
Another developer with a proposed condominium project on North Catalina Avenue is redesigning his project to reduce the number of units to four from five and is expected to have his conditional use permit reinstated at the council’s Dec. 1 meeting, Phillips said.
The medium-density residential zone is bordered by Avenue H, Catalina and Knob Hill avenues, Broadway and Pacific Coast Highway.
